What documents are required to apply for a Casa Della Finanza mortgage? +
For employed applicants, we require: valid identity document, tax code (codice fiscale), last three payslips, most recent CUD or 730 tax return, employer's confirmation of employment, and the property's preliminary sale agreement (compromesso) or deed of ownership. Self-employed borrowers additionally provide two years of certified financial statements and VAT registration documentation. A full checklist is provided at your initial consultation.
Can I apply for a mortgage before finding a property? +
Yes. Casa Della Finanza offers a pre-approval in principle a formal letter confirming your borrowing capacity, valid for 90 days. This strengthens your position considerably when negotiating with a vendor, demonstrating that your financing is secured before any property is identified.
What is the difference between TAN and TAEG? +
The TAN (Tasso Annuo Nominale) is the pure interest rate applied to your loan. The TAEG (Tasso Annuo Effettivo Globale) is the true all-in cost of the mortgage, incorporating the TAN plus all mandatory accessory costs: home insurance, mortgage insurance (where applicable), notarial fees, appraisal costs, and administrative charges. Italian law requires us to display both; you should compare mortgages by TAEG, not TAN.
Is there a penalty for early repayment? +
No. Since 2007, Italian law prohibits early repayment penalties on residential mortgages contracted by individuals. You may repay part or all of your mortgage at any time without cost. We will confirm this in writing in your mortgage offer and at the deed signing. There are no exceptions or hidden fees attached to early settlement.
Can I switch from a variable to a fixed rate after signing? +
Yes, through the process of surroga (portability) or internal renegotiation. You may request a rate-type change once during the loan term without penalty. In cases of significant market movement, we proactively contact borrowers with variable mortgages to discuss whether a switch to fixed would benefit their circumstances. Your dedicated advisor will model both scenarios for you at no charge.
Do you offer mortgages on properties outside Italy? +
Casa Della Finanza provides residential mortgages on properties located within Italy.
